Building Manager
Our client, a large-scale property consultancy is expanding their property management team in Glasgow by appointing a Building Manager. The role will involve assisting in the development and management of a property portfolio consisting of residential community, apartment, retirement living, retail, and office and industrial assets.
They have appointed Hays to assist them in sourcing a professional Building Manager who has previous experience within a similar position and who is available for an immediate start and committed to working on a fixed term contract.
Role Responsibilities:
· To be responsible for the effective day-to-day running of the office building ensuring that the building runs efficiently and safely.
· Prepare and implement a regular programme of repair and maintenance works for the building, plant and machinery.
· Control and organise the day to day repair and maintenance of the building ensuring that regular day to day testing and monitoring of all equipment is carried out and that the workload is completed in order of priority and to a high standard of workmanship.
· To develop and maintain good tenant relations with daily office staff and regional management.
· To further ensure that security and health and safety standards are maintained
· Adequately and responsibly lead, organise and administer all contract staff in their work.
· Ensure that all contracted services have been performed adequately and safely.
· Perform regular risk assessments on all parts of the common areas of the building.
· Maintain health & safety files, building maintenance and general building files.
· Overseeing the overall security of the building, its tenants and the public.
· Review, test and organise procedures for security, fire and evacuation, including bomb-warning instructions and ensure that it is regularly updated and distributed to all staff and tenants.
· Liaise with tenants and the emergency services in all matters of security which directly affects the smooth running of the building.
The role will involve working 5 days per week, from 8am to 5pm daily; some flexibility in hours will be required as well as being available for emergency call outs.
